A short time after finalising your reservation, a package of legal documents will be sent to your solicitors enabling them to advise you on the legal aspects of your purchase.

At the same time you should put in hand any mortgage arrangements that need to be made to ensure that your bank or building society has time to carry out the necessary status enquiries and obtain a valuation report, prior to issuing a mortgage offer to your solicitors before the exchange deadline.

You will also need to consider any notice period required to ensure that you are able to release savings monies allowing you to put your solicitor in funds for the 10% deposit about a week before the exchange deadline. This is to ensure that your solicitors have cleared funds in their clients account by the time contracts are due to be exchanged.

Early planning and action on all these items will avoid any last minute rush just prior to exchange of contracts.

Our selling agents will be pleased to help in any way possible concerning your purchase arrangements and answer any questions you may have about internal colour choices. Please note however, that our selling agents are not able to actually implement any choices you wish to make (CHOICES ARE SUBJECT TO THE STAGE OF CONSTRUCTION OF THE PROPERTY) until contracts have actually been exchanged.

Following exchange of contracts, our Client Care Manager will keep you in touch with construction progress and proposed completion date. Once a date has been agreed for completion, we will arrange for one of our representatives to meet you at the house to inspect it and note any defects not spotted during previous inspections (see ‘Moving into your new home’).

As soon as our selling agents have received notification that the purchase monies have been received in full by our solicitors, the keys of your new home will be handed to you so that you can move in.
