Can I make choices or changes to the new home I am
buying?
Depending on the stage of build reached at the time a buyer exchanges
contracts to purchase their new home, it may be possible to give colour
choice in reference to the kitchen units, wall tiling in kitchen and
bathroom. Our selling
agents will advise you whether this is possible at the time you choose to
buy.
It is not possible to alter the design or construction of the property as we have found in practice that this causes problems in meeting building programmes.
If I want to make changes to my home after I have moved in, what is the procedure?
Obviously internal changes are entirely at the discretion of the purchaser but external changes which affect the attractive appearance of the property and the development generally, may be subject to both planning consent and consent from Rosemullion Homes. Before making any changes, we suggest that you write to us at 57 Lemon Street, Truro TR1 2PE with notification of the changes you intend to make.
How do I know what restrictions are placed upon my use of the property and changes to it?
All of this is set out in the Transfer of the property which will be attached to the Contract at the time you sign it. We suggest that you ask your solicitor to let you have a copy of this document once Contracts are exchanged and keep it to hand as a ready reference.
How quickly will Rosemullion remedy any defects?
Once we have agreed any list of remedial works with you, you can expect the work to be carried out within four weeks. If this cannot be achieved for any reason we will discuss and agree with you an appropriate alternative timescale.
Is buying a new home a better investment than buying an existing property?
New houses are built today to higher standards than ever in respect of energy efficiency, sound insulation and general safety. All Rosemullion homes are traditionally built using block work and attractive finishes of local stone, slate and colour-washed render and usually have a working fireplace, or a wood burning stove. Because of our attention to architectural detail, Rosemullion houses that are re-sold are frequently referred to by local estate agents as having being built by Rosemullion Homes, indicating that there is indeed a premium value attached to our new houses.
