When you choose to buy a new house from Rosemullion Homes you are buying a property built in traditional style allied to modern building techniques and materials. Our site manager and building team will have made every effort to ensure that your new home has been built to high standards and is handed over to you in a clean, well finished condition. We hope that the following notes will assist you in the early days of living in your new home.

New houses are not built with the same precision as cars or items produced in the clean-air environment of a factory. Of necessity house building takes place in the open; most building sites – however well organised - are dirty and potentially dangerous environments. In Cornwall they are frequently wet and windy places too!

There is a tremendous amount of water in any new building – particularly those built in a ‘traditional’ method. The proper ‘running-in’ of a new home will assist the gradual drying out process which is needed. Proper ventilation and gentle heating are important throughout this period.

Rosemullion Homes has a reputation for good building standards, one we are determined to maintain. Since the company’s formation in 1994 we have been members of the NHBC (National House Building Council) the leading warranty and insurance provider for new homes in the UK. Every new house we build carries Buildmark Cover – a ten year insurance policy issued by NHBC. This means that each house is inspected by NHBC at frequent intervals during construction and is ‘signed off’, as satisfactory before legal completion.

NHBC runs an annual ‘Pride-in-the Job’ award competition for site managers, aimed at raising house building standards in the industry. Rosemullion Homes site managers regularly win Quality Awards in ‘Pride in-the Job’ campaigns.

Despite these safeguards, it is important to note that ‘Buildmark’ Cover is not a complete guarantee against all defects and that neither Rosemullion Homes nor NHBC is responsible for items such as normal shrinkage, normal condensation, general wear and tear and damage arising from an owner’s failure to maintain the property.

Lower maintenance is one of the reasons many people choose to buy a new home rather than an existing property. This, together with higher insulation levels and good quality bathroom and kitchen fittings, is a big deciding factor in favour of new build. However, it is essential to realise that new homes are not maintenance free. In addition to ‘running-in’ a new home properly, new owners should anticipate internal redecoration during the first few years of occupation to remedy minor shrinkage cracks which are inevitable and not the responsibility of the builder.
