Land purchase by Rosemullion
The planning process
Case studies
This site was acquired by Rosemullion Homes in late 1996 with the benefit of an outline planning consent albeit with a serious flaw. One of the conditions of the consent required the developer to provide a footpath link through to Falmouth Road to increase pedestrian safety. The land through which the footpath was to run was in third party ownership and previous potential buyers had been discouraged from purchasing this site because of continual breakdowns in negotiations over land value.
Rosemullion Homes appointed architects to design an attractive and appropriate housing scheme and worked patiently with Carrick District Council to reach an agreement by which the company contributed a sum to enable the footpath to be built upon acquisition of the land by the County Council. This enabled the development to proceed resulting in 16 attractive new homes in the late Georgian/early Victorian style and in due course the provision of the required footpath link by the County Council.
