This small site adjacent to the village green at Blisland had the benefit of an outline planning consent for three houses when Rosemullion Homes became interested in it, but had lain dormant for some years. Previous developers had been concerned about the stringency of the planning consent owing to the need to use a careful selection of local materials with a consequent increase in building costs. Another major difficulty was that the site had springs running through and near it and other developers had been put off by the technical difficulties concerned. In addition, the land had not been surveyed in detail for many years and there were discrepancies and inaccuracies regarding its title.
Rosemullion Homes purchased the site, only too happy to build the properties in conformity with the detailed planning consent, in line with their policy of good vernacular architecture and use of local materials. The company’s consulting engineers designed a groundwork scheme to take full account of the abnormal ground conditions and the company’s solicitors dealt with the title difficulties and successfully resolved fresh title documentation. Construction was completed on the site in early 2005.
